Removing Black mold found in hardy backer board? HomeImprovement

I'm in a really bad pinch right now, any help appreciated! I have a condo rental unit that had a leaky fridge about 2 months ago. The leak went unnoticed and was probably leaking for a few weeks. Immediately turned off the water to stop any further damage. At the time I had tenants in the unit and waited about 1.5 months until they moved out (last week) to start repairs.

Initially I had laminate wood floors down and they were definitely damaged from the leak. I thought I would just remove the laminate, and just go ahead and tile in the kitchen. Once I removed the flooring though I noticed black mold all over the hardi backerboard. My first instinct was to just remove the backerboard and start fresh.. But the backerboard is glued down with mastic, AND nailed down extensively. I am thinking it will be next to impossible to get it up?

I've had a few "handymen" come out from Thumbtack to get opinions. Most seem to think we should just leave the backerboard down and just clean the mold with vinegar and just tile right over it. This doesn't seem right? One guy said to just buy "oil based Kilz paint" and paint over it and it will kill everything and protect it. I've googled it though and it doesn't sound like that will really do what he says, especially oil-based. I've also found "Zinsser Mold Killing Primer" which seems like it might be a better bet.

What would you advise? Would vinegar cleaning + maybe Zinsser paint over top be ok?

Last question. The floor where the refrigerator sits is very unlevel and slopes to the back wall. This is why my tenants never noticed the leak. I'd like to "fix" this so in the future if there is another leak, the water will come out the front and be noticeable.. Would a self leveling concrete over the hardiboard work? Then maybe some mortar to "grade" or "slope" it? Would Redguard be a good idea over top of everything and a bit up the walls as well?

TL;DR Leak caused black mold on hardi backerboard. Don't see anyway to remove the board, is it ok to paint over/tile over the board without removing?
