Short Backstory: My husband and I bought a house in Washington State in March of this year from what turned out to be nightmare sellers.
During the disclosure part, the sellers only disclosed that there had been termites in the past- however, provided a "receipt" from an exterminator claiming no evidence of current infestation or damage.
Immediately on move-in (we moved from cross country) we noticed mouse droppings, and several snap traps in our pantry. It should be noted that we did have a home inspection- and there were other issues that the seller disguised so that it would pass with no question.
The sellers had left the house a complete pigsty, complete with rotted food in the refrigerator because they had moved to another state at least a month before we closed on the house. Our realtor was completely mortified when she came with us for the final walk through, and mentioned she had never seen anything like it.
We thought the droppings were because the house had basically sat abandoned and kind of trashed during a cool month.
Lately, no matter what we do we keep finding evidence of mice. I set up a humane trap and managed to catch two in my pantry. My husband called for someone to check out the infestation and seal any openings from the outside.
Low and behold, the company shows up and it turns out they had been servicing our house for the last 20+ years, and have several inches thick of files. They had been attempting to treat for a carpenter ant infestation so bad that their strongest poison could not control (and it led to the entire main support beam for the roof- AND THE ROOF having to be replaced recently- none of this was disclosed). They also had been called for repeated problems with mice, and termites.
The person who came today mentioned that a main part of the problem is that the original owners would not follow any suggestions, so the problems only got worse.
Is this something we should seek legal advice on or is all hope lost? This is kind of the last straw for things we've discovered about this house after taking possession.
As of now the company that came over today found mouse burrowing/feces all in our attic insulation as well as around the rest of the house. There apparently is also evidence of carpenter ants again.
