I'm finding a few different things online, and was wondering if someone here knew for sure:
I just move into a new rental house, and while the refrigerator works it's running 24/7, so probably a busted thermostat. The lease does not specifically call out the refrigerator, and does not say anything about actual repairs, but under CARE, CLEANING, MAINTENANCE AND INSURANCE it says:
Resident shall keep the premises and furniture, furnishings and appliances, and fixtures, which are rented for Resident's exclusive use, in good order and condition.
It seems like this is only in reference to maintenance, i.e., keeping it clean, rather than being responsible for repairs.
I realize a refrigerator is not required for habitability in CA, but if it's provided as part of the rental, my understanding is that the landlord is indeed responsible for repairs or replacement?
