Need help to replace the gasket on an old commercial refrigerator (Hobart DE1) Appliances

Recently got this old Hobart DE1 refrigerator at a liquidation auction, but I'm concerned about the quality of this clearly very old gasket keeping the interior at the correct temperature. It's a little moldy and cracked in places.

Looking up replacement gaskets, it seems like the OEM one isn't manufactured anymore (Hobart doesn't seem to make refrigerators anymore in general) and the few places I have found them purchasable:

  • are shady looking sites in general
  • have varying size gaskets that all say they fit my fridge
  • charge extortionate prices (up to $500 on one site)

Does anyone have any suggestions for alternative gaskets solutions? I believe the OEM one is magnetic, so I'd need that for the door to close securely.

Another puzzling part of this is apparently the OEM part is only a three sided gasket, which means the bottom side would definitely leak air? Not sure what to do about that.
