[MA]My landlord is being awfully strange about repairing/replacing a broken fridge. We're going on 11 days now with no refrigeration. legaladvice

My refrigerator broke suddenly 11 days ago. I informed the landlord (who lives far out of town) and he shot back that the warranty on the fridge had lapsed and that I'd have to wait 30 days before he could initiate a repair through a new warranty plan.

Obviously, I told him this wasn't acceptable and that he needed to do something. He got a repairman out after a few days and the fridge was diagnosed as having a broken part (no fault of ours). Rather than paying for the replacement, he decided to buy us a replacement fridge that he would return after 30 days, after which he would repair the original fridge through the warranty plan. He dawdled on that for a few days and now we are here on day 11 still with no specific plan for a delivery of a replacement refrigerator.

Is this beyond the limit of what would be considered a "reasonable" amount of time for a repair to take place? If so, what can I do about getting the repair made or a new fridge? The lease agreement specifically states that he is liable for repairs to the major appliances that came with the apartment.
