[OH] I need to break my lease. What do I say to my landlord? legaladvice

I moved into my apartment in January. I loved it and planned to spend several years there, but my neighbor is not a safe person to be around and he has singled me out for harassment. The landlord has told me he is trying to evict the crazy guy, and I have not been staying in my apartment since his outburst (don't want to go into detail, but I was afraid for my life. 911 was called but the police never showed). He had this outburst only a few weeks after I moved in. I have been couch surfing ever since. I am paying rent for a place I cannot live in. I was told the eviction trial was set to take place in March, but it never happened. My landlord doesn't answer his phone for anyone, and the last time I called him, it was disconnected. Also, he has not supplied me with a stove or a refrigerator, even though he claimed he would supply me with those things the week that I moved in. He is impossible to work with and won't give me any answers at all. A friend has offered me a room in his house for less than I'm paying to keep the apartment I can't live in and I want to take him up on it. How can I get out of this lease? How do I discuss it with my landlord (you know, if his phone is actually working)?
