Landlord is taking unreasonable amount of time to fix large issues including central air, refrigerator and microwave. Utah legaladvice

So I just moved into this place on 4/20 and I am still in the process of moving in. On our move in inspection, the lady from the property management company noted that basically everything was dirty and not up to par.

We checked the air conditioner when we were doing the inspection and it seemed to work but a day later we discovered it is just blowing air and it's not actually working correctly. Also the fridge is not working properly, as the freezer only gets to fridge temp and the fridge part is barely cold. Also the microwave is totally fried.

We submitted the work order through the property management and they sent their maintenance guy over. But all he did was show up and say yep it's not working, a technician is going to have to come repair it. I have emailed and called them, and I am not getting a response.

what kind of time frame does the landlord have to fix these issues? I know that we do have an option of hiring someone to come fix issues and then deducting the cost from our rent, but the lease says that contractors have to be approved by the Property Management company. I am just trying to decide what I need to do and what recourse I have.
