We signed a 1 year lease last May on our rental in CA. It is an older triplex that gets repairs or appliance replacements, one way or another, on almost a monthly basis, and we are done.
Some examples of the bigger problems are:

A melting electric panel from a short in the fuse box

A leaky chimney

Replacing a broken water heater

Replacing a broken refrigerator

Replacing our only smoke detector (which didn't have a battery backup)

The garage door fell off and almost landed on my wife's head.

This morning we found our carpet downstairs soaked to find a leaky pipe under the nearby vanity in the bathroom. There is no way the drywall isn't effected. The water damage will be somewhat extensive.

Plus a bunch of other tiny repairs not worth mentioning
Our lease is a standard 1 yr agreement that is available for purchase from an office supply store. I asked our landlady if we could get out of this situation and she responded with "Yeah, but you'll have to pay the remainder of your lease when you leave."
I read over the agreement and nothing is mentioned about breaking the lease other than paying a fee or paying the remainder of the rent.
How can I get out? We can't afford a lawyer.
