In an effort to eliminate my PMI, I want to try to make ~$45-$50k worth of home improvements. I’m reasonably confident that I can make this happen, but I’m not sure how much I should bite-off in terms of an all-at-once change, and what realistic expectations are for how far that much money will go. I’ve identified the three part of the house I feel need the most work, and would be the most enjoyable to have improved: the bathroom, the kitchen and the backyard. Here is a list of all of the things I would like to do:
Permit ALL THE THINGS (where applicable)
Bathroom
- Move wall between bathroom and back bedroom maybe ~3 feet
- Daughter-up rotted floor joist(s) in the bathroom
- Tear out and replace all of the dry-walling, sub-flooring and tile in the bathroom
- Redesign bathroom, move plumbing, cut holes
- Replace sink, shower, medicine cabinet, door, window & vent
Kitchen
- Tear out all cabinets, floor, appliances, sink
- Tear out as much of the wall between the kitchen and the living room as possible
- Tear off the back porch, replace with cement steps and french doors
- Patch up all the holes all that created, retile floor
- Design new kitchen, move plumbing, vents and electrical to match
- Buy/install cabinetry, countertop, light fixtures, sink, dish washer, refrigerator, range, oven & microwave
Backyard
- Tear down giant (powered) shed
- Expand and reseal concrete patio to make use of shed's space
- Build freestanding roof above patio
- Replace ~125' of chain-link fence with extra-tall wood privacy fence
My goal is to do as much of this with sweat-equity as possible, but I’m not all-that experienced with home improvement, and this is my first house (and I’ve only had it for a few months). I’m also interested in getting crafty, finding materials as salvage yards or estate sales or whatever and the like where I can. Where buying new, my tastes are pretty middle-of-the-road, cost-wise, so no gold-plated sinks or anything. Obviously none of the designed are finalized, reacting and compensating to revelations during remodel is alright by me. I don’t have the measurements in front of me, but the bathroom is currently ~4’x6’, and will end up being ~7’x6’, the kitchen is ~10’x10’ and the back patio will end up being ~25’x15’. Also, I’m in Oakland California, in case that effects price.
All of that said, for under $45k, do you think it’s possible to do all of this? Which parts will be most expensive? Which parts have pitfalls I should be aware of? For each of the three parts, what will each of them cost? How long do you think each of these parts will render their subjects inaccessible? I was told being one's own general contractor was a good way to keep costs down, do you think that might be an effective strategy in this case? Beyond getting the money in order, what is my first order of business for making all this happen? Any other thoughts or comments?
