[Texas] Rental/Leasing Company issues legaladvice

Hello all,

I am posting this on behalf of my dad who owns a home in Texas that is being rented out. I have told him for years that he should switch leasing companies because this one that he has doesn't seem like they are doing things the right way but he said "those are the laws in texas." So first and foremost he has had this home since 1993 and we began renting out this house in 2003 when we moved. We had two tenants destroy the home, and my dad paid to have everything replaced on both instances. From doors, to refrigerators and walls, you name it. Some of the replacement items had already been done before we were notified of the damages and costs that had already gone in to fixing the house. My dad increased the rent in hopes that it will help cover the costs, but it really hasn't. The two tenants were gone and had no money so it was going to be a waste of time to try and go after them for it.

A couple of years passed and there were a few things that needed to be replaced such as the a/c unit and other important items. Again though he was running in to the issue of being informed after the repairs were done with the bill. Its not like he wouldn't have had those things fixed but it was more that, he wasn't given the options to hire someone he wanted to do the job or explore the costs since in the end he was going to be charged for it. And just the ability to have a heads up on things would have been appreciated.

With the last tenant, he has had to replace the roof, have professional landscapers come in to fix both the front and back yard, doors/walls needed to be fixed, cabinets, and several other items again without being informed until after the fixes were completed and he was billed by the leasing company. The roof was old and probably needed to be replaced at some point, but the reason for it was because the tenants did not do any yard work (which i though was required of them, but my dad said no) this caused one tree to grow big enough for the branches to hit the roof and take it apart. So the roof was fixed and a company came out to clean up both the front and back yards. We have been charged for doors, walls and cabinets only getting vague descriptions of what happened like "hole in wall/door" which to me sounds like damage done by the tenant. We were just now notified that the renters did not pay for rent for over 4 months and that we are being billed for the amount and for other various fixes the company is doing. I heard it was roughly at 11k. The tenants were evicted not too long after that. Lastly I just got a message from an old neighbor of mine who still is in the area, she informed me that police were called to the house several times over the last few weeks which to me would be odd because no one should be living there right now but according to her its the tenants that should have been kicked out. I am worried that any damage going in to the house would just be passed over to my dad where as I believe the leasing company should be held responsible if something happens and it turns out the evicted tenants are still squatting in the house.

What should he do? I have tried several times to get him to change companies but he just hasn't done it. He says he is waiting to go there and meet them in person but I just dont know.
