Bad offer? RealEstate

Hubby and I looked at a home that we feel perfectly suits our needs. Yay! The home is a PUD in an area that we love. It has ample space, a great yard, and all of the features that we have been looking for in a long-time home for us and our foster son. The home was built in 1979 and there are no structural problems but the décor and all appliances are original to the home (it has been used solely as a weekend vacation home for close to 40 years).

We can deal with the ugly orange carpet and ugly countertops for a while but we would not feel comfortable moving into a home with 37 year old appliances and would want to replace them all as soon as possible.

This includes:

-Washer/Dryer

-Dishwasher

-Refrigerator

-Stove/oven (and vent hood)

-Possibly a new hot water heater (electric)

The bathroom door will also need to be widened for my husband so that he can fit through with his wheelchair and we will need to build a ramp to get him in the front door.

Comparable 3 bed/1.75 bath condos/homes in the area are listed for similar to the listing prices but most are much more updated than this one. Also, two of the bedrooms in the one we want to buy are extremely tiny (One is barely large enough for a twin bed).

The owner is the original owner and is selling because the family rarely uses it anymore.

The asking price is $134,000. It has only been on the market for about 60 days. We were thinking of offering $125,000... is this a decent offer? Would it be a total stretch for us to offer $127,000 and ask the seller to cover closing costs?
