[CA]Property manager left meat in freezer with no power, might have ruined my refrigerator. legaladvice

I'm in the process of selling my condo and gave my tenant(through my property manager) a free month rent to leave 30 days early.

My PM mails me a final invoice that lists everything they did, repainting, fixing a toilet, and a few doors. When my realtor shows up to do a walk through she notices a rancid smell as soon as she gets on the floor. When she opens the freezer she said it was covered in blood, and the unit smelled like rancid meat. She has had to send over her cleaning people three times now, to try and get rid of the smell.

Because I live out of state it did not immediately cross my mind that I needed to change the power over to my name. Would I be in the right to deduct the money I spent on cleaning from the PMs final invoice, or am I SOL because I didn't get the power in my name soon enough?
