Hey Reddit, I'm graduating from college this month about to move to Philadelphia for a new job. I have been going through the rental process for an apartment near my work. I found it on Craigslist but have visited the apartment, met the landlord, and checked public records to make sure he's a legit dude. I've had some issues already with not being able to reach him-- not answering calls or texts and only getting back to me about lease signing after many days of persistence trying to get a hold of him. Already not a good sign, I'm afraid. He told me he would send me the lease this weekend for my review, as I'm signing on Monday. By 4pm today (Sunday) he hadn't sent the lease and I had to text him to remind him, after which he emailed me the lease. Again, not a great sign. Shouldn't he be on top of these things?
I am 22f, about to live alone for the first time in a brand new city, and the lease he sent makes my parents and I really uneasy. There are clauses saying that I am "responsible for any and all repairs" and that I waive my right to an attorney should the need arise? Can he even legally enforce this? The apartment comes with a refrigerator and A/C, does this mean if it breaks I have to pay for a new one? Because I can't afford that. He also wants me to pay rent via wire transfer which seems so weird considering I have his address and have mailed him checks already. I dunno, he seemed like a good guy when I met him to see the apartment but all of these things put together, plus I'm not even living there yet? Should I sign this lease? I'm feeling uneasy about it.
TL;DR I'm freaked out by a lease for a Philly apartment and I'm supposed to sign it tomorrow. I'm not sure if the clauses in the lease are completely legal and I don't want to put myself in a bad situation for my first place living on my own.
