I am preparing to move from a home I have rented for the past 4 years. During my stay nearly every appliance in the place broke (dishwasher, dryer, oven/range, microwave). The landlord agreed to replace the dishwasher after some prodding as that was the first to go. Within a month of that the oven/range quite and then the microwave. I bought those two appliances. As I'm getting ready to move I asked the landlord if they would like to purchase those items and we would leave them. They stated that we had to leave them and they are under no obligation to pay for them. The specific wording of our lease is as follows.
"Although there may be appliances in the dwelling, such as refrigerator, stove, and microwave, the use of those appliances is not included in the rent. If Tenants wish to use these appliances they agree to assume all responsibility for care and maintenance. These items include:Dishwasher, stove, microwave, dryer."
I understand that I can be responsible for repair of items that I have used but I don't feel like it is right that I have to buy new appliances for the landlord and leave them behind. Is the landlord correct or can I take these appliances with me when I move.
One last question. When I move out is the landlord required to replace the carpet that is 8+ years old. I'm worried they will ding me for normal wear and tear.
