Landlord is Breaching Lease Agreement (Arizona) legaladvice

I'll skip all the intricacies and get to the point. We are renting a house, and it turns out this house has mice and a bug problem. The oven also smokes like a chimney when on a low temperature, (it took literally 7min for the first floor to be consumed by smoke,) but it doesn't stink like something is burning. I looked inside and it appears very clean, (practically brand new,) so I can't see what the problem is.

Contacted the listing agent, (for whatever reason I can't seem to get the contact info for the landlord or the property manager...) about everything, she said it would take 2 weeks to get the keys 3 weeks ago and the lease was signed a month ago. She had maintenance contact me about the mice, but I was working and responded on my break, (it was at 2pm so I assume that's a reasonable business time on a Thursday...) so I'm waiting for a response in that regard.

In terms of our lease, it states that 2 mailbox keys will be provided, and the landlord will supply and be responsible for the upkeep of the refrigerator and the range/oven. Obviously with the mouse infestation, that would deem the house inhabitable/safety violation.

Basically this isn't anything new, (except for the mouse... Little bastard jumped at me once lol) and I have contacted them in the past and it is still not fixed. I am considering sending a breach of lease notice, but I think I read somewhere that for maintenance issues, (i.e. keys, oven,) the landlord must be given at least 10 business days to remedy the problem and for safety (mice) they must be given 5 days. I'm not 100%, but obviously they need to be given enough time to complete the task, (a "reasonable amount of time" anyways...)

Basically if anyone knows the amount of time, (if there's a minimum,) I have to give them to correct these problems, that would be great. Neighbors have been causing problems as well and my sister has been wanting to move since the mouse.

If anyone is wondering why we took such a terrible place, our lease at our old place was running out and my realtor made me feel very pressured to sign a lease with someone. Not a very good realtor I guess... Live and learn, me and my sister are new to this anyways.

If you need a better timeline: several weeks ago I told her about the keys and oven. She said keys would take 2 weeks, (she didn't know where the keys were, nor were we provided with a mailbox number), and told me to contact maintenance, no response from them yet. Just this week we had the mouse issue. Maintenance contacted me back, nothing about the keys, only the mouse, I respond, they don't. Hope that helped.

TL;DR - Landlord isn't providing everything in the lease and there are mice. I'm not sure how much time to give the landlord to fix these problems before terminating the lease on grounds of a breach of contract.
