[USA-NJ] Contractor left behind tools for work he did not finish. How do i handle this? legaladvice

I had a friendly relationship with my contractor for a number of years. I had given him a key to the building so that he could complete work for me in that building. Unbeknownst to me he did a number of shady things behind my back (certain illegal activity, throwing parties in vacant tenant units, bringing construction debris from OTHER jobs he had such as used toilets, refrigerators and using the space as storage.) About 1 year ago, I had told my contractor verbally to take all of his belongings. He didn't. I changed the locks about 4 months afterwards. When I met him in person, he taunted me by saying I had to send him a letter to get his stuff out. TBH, most of the stuff that is in the building is garbage and half used tools. There are other tools such as drills, floor layers, saws etc which i probably estimate no more than a few thousand dollars. It has been 8 months since I have locked the place down. Since then, I have had other legal altercations with this same guy. What sort of liability can I face and how would you handle this? Can I charge him for storage? How does he prove the stuff is his? There is my equipment also mixed in there. Do I throw the stuff out? What are the chances the police come and actually inspect the place?
