PA: Is there a way to just give a house back to the mortgage company? Argh! legaladvice

Ex died last year. Son is personal rep of the estate. We've spent all this time trying to get in house due to crazy tenant. Finally did this weekend. Sump pump broke a while ago so the guy rigged something that is supposed to pump toilet water outside if he dumps water in it. ZOMG, the smell is unbelievable. That, and the amount owed on the property have convinced my son to just let the bank take it (it's in foreclosure). We called mortgage peeps requesting to just sign a deed in lieu on behalf of the estate. They won't take it! They want my 19-year-old who lives 10 hours away to refinance the house. They said they're suspending the foreclosure. They also said that, in order to do a deed in lieu, we have to hire a real estate attorney, put the house on the market, try to sell it and THEN maybe the mortgage company will buy it on a short sale.

We're honestly trying to help the mortgage company out here. The house can't be sold in it's current condition. The longer it sits, the more likely it will be to have to be condemned (there are structural issues). The tenant is creating a situation from living there with no water and no refrigerator (so there are rodents). We are NOT driving back out there. We spoke with three tiers of people at Chase and they were all script reading monkeys. I've left messages with the foreclosure attorneys but they haven't gotten back with us yet. Is there anything we can do or do we have to just wait it out until Chase finally takes the property?

BTW, tenant is supposed to be out Friday do to eviction on our part, but we have no way of knowing if that's going to happen.

TL/DR: Anyone want a stinky, rat-infested house for not cheap at all?
