[GA] Who is responsible for cost of non-working refrigerator in apartment? legaladvice

I'm renting an apartment in Atlanta that was furnished with what were supposed to be new appliances. This was part of the marketing and the reason why these apartments rented for slightly more. There have been repeated issues with the refrigerator not working and the on-site service staff have attempted to repair it without replacing the refrigerator or any parts. This resulted in the fridge working temporarily and then dying later, one time while we were out of town for a week. The result was unfortunate.

Two loads of food have now been lost due to this problem going uncorrected. Is the apartment owner responsible for this cost and the cost of our not being able to store food until they correct the issue? I have requested the fridge be replaced by an alternative unit and was planning on submitting an itemized list of expenses if they refuse.
