Me [22M] with my flatmate [28M], he's a light sleeper working night shift, complains to the apt. manager badroommates

I've been noticing some mild passive aggressiveness from one of my two flatmates over the last two months, and brought it up with him some time ago. He wasn't happy with how I often leave dishes dirty if I eat late in the evening/at night and delay cleaning them up until the next day. He also asked me to turn off the light in the common room after I'm done. I apologised, started cleaning the dishes immediately after cooking and turning off the light whenever I left the room.

However, the passive aggressiveness didn't stop and our apartment manager came in today and told me how she wasn't sure if me living in the apartment is working, and that if things don't improve she's gonna have to consider kicking me out. So what's the issue exactly? That I apparently regularly wake him up when he's sleeping.

Now, we live in NYC, I'm a student with a stacked schedule (often don't come home until 7-8pm) and he's the lightest sleeper in the world.

  • He wakes up if the light is on in the common area, as the light creeps below his door

  • He wakes up if I turn on the bathroom fan in the bathroom

  • He wakes up if I open/close the apartment door, or open/close the refrigerator door

  • He wakes up if I play sound from my laptop speakers (not exactly a boom box) in my room, with doors closed

  • He wakes up if I skype with friends

  • He wakes up if I use the microwave

  • He wakes up if I talk in my sleep

  • He wakes up if someone calls my phone

And so on.. How he even survives in Manhattan is beyond me, but either way. To make matters worse, he works the night shift and sleeps from 7:30pm-2:00am, so the entire bloody apartment has to be more dead than a morgue at midnight from 7:30 onwards, 7 days a week.

In his defense he is more than willing to compromise in other areas as he realises he's asking for a lot, but anything that wakes him up at "night" (read: 7:30pm) is a no go, and EVERYTHING wakes him up at night.

How do I deal with this? How do I avoid getting kicked out of the apartment?

I've sent him a long message apologising today, suggesting ways I can improve. I also asked him to communicate with the apartment manager if there's anything I didn't cover, so she can go through it with me in a way where he doesn't have to confront me, but I honestly won't be able to deal with his diva requests either way. I'm actually a human being and not a ghost. What do I do?


TL;DR: Flatmate wakes up if someone lets loose a fart at the ISS and he's complaining to our apartment manager about me disturbing him.
