Hi all - I have a couple questions. I am a semi new landlord that shares a house with 2 tenants. Recently one left and in lieu of paying her last months rent she left a note saying to use the deposit. There are a few things I was planning to withhold from her deposit however such as the last months utilities, the replacement of two pans which she burnt to the point that they are not usable and for cleaning fees. These are my questions:
Given we all share spaces, hiring a maid to clean would cost more and not focus on the messes she left (rotten food on white counter - stained, rotten food in refrigerator, leftover foods in fridge and cabinets, broken glass in basement, bottle of transmission fluid in basement, clothing item, 3 pans with food stains on the bottom (so clear you can see exactly what was cooked) that I have spent hours soaking and cleaning getting back to normal). Given I can clean her messes in isolation, what do/can I charge?
Secondly, she burned two pans beyond use (one handle burned, cracked and melted, one pan was non-stick and no longer is because of all the burned on items, I spoke with her during her time and asked her to exclusively use those pans or her own going forward so as not to damage any others). Do I charge her the cost of what it will be to replace these items, or their worth at the time of destruction (they weren't brand new when she moved in).
Thirdly, I am looking for a tool like this: http://ift.tt/2cLfbww to calculate any interest I would need to include in the deposit, but for Virginia. I have looked online and haven't found anything. Does anyone know of a similar tool?
