What is considered reasonable for repairs and what is considered "normal wear and tear" legaladvice


My family and I rented a 4 br. home for five years in Collin county Texas, a suburb of Dallas. My two children ages 4 and 6 were raised in that house and stained the carpet in their bedroom and colored on the wall. Before I moved I prepped the walls for painting and I offered to replace the carpet in the kids room but the landlord told me not to worry, the carpet was 10 yrs old and needed replacing anyhow. After I moved out my former landlord painted the inside of the house and replaced the carpet with really nice hardwood flooring; the landlord then sold the house; the landlord is now charging me for these repairs. Some of these I would consider normal wear and tear. Some should not even be on here like the security system which we didn't use. Are these charges reasonable and do I have the right to make the landlord prove that these charges are in good faith? Do I have right to ask for receipts? I've been served and have no idea how to argue this?
