We just bought a older (built in 1941) house about a month ago. It was completely remodeled in 2005 and the majority of the appliances are quite new. The only exception is the AC condenser which is almost 35 years old. Because it was so cold when we bought the house (single digit temps) we were unable to confirm that it works properly. The sellers claim it works fine (also indicated it works on the disclosure) but it is likely very near the end of its life.
Is it worth getting a home warranty if the AC condenser is the only thing not new/replaced in the last few years?
We have documents showing recent replacements including:
- Furnace installed new 2005 (including new evaporator coil for AC)
- Water heater installed new 2005
- Washer/dryer installed new 2005
- Stove/microwave/refrigerator all installed new in 2011.
- 95% of the plumbing and all of the electrical was pulled out and installed new in 2005.
