How do I [31F] break up with my landlord/agent [50+F] when the lease is up? relationships


I've enjoyed working with our landlord who is also the agent for the people who we rent our condo from, but, she was very unprofessional end of August when our ac unit crapped out (was original to the building, so ~20 years old). Long story short, she accused my mother of yelling at her (didn't happen), accused me of betraying her because my mom called her, and, if my mother is brought up in conversation or correspondence, she'll take cheap shots.


Anyway, I'm only saying this because she's pretty unprofessional and sensitive for her age and experience. I asked her, our landlord/agent, back in October to be our agent for when we buy a house. Stuff has come up and now we realize we can't afford to buy a house when we were hoping to (early 2016).


When our lease is up in June, we are going to look for a ground floor condo or a townhouse to rent, but I don't want to use our landlord/agent to find it for us.


List of complaints about current place: I would stay here in this 2bd/2ba condo but the owners won't replace the carpet, it smells like cat piss (we don't have a cat, never have living here), the window seals are broken so much so that all windows in the condo are COVERED in condensation in the mornings and mildew grows on the plastic parts of the windows, the linoleum is gross and old, the sides along the refrigerator are coated with 20 years of grime.. I mean, I saw all of this moving in but I was recently discharged from bankruptcy (Nov 13) and my husband had recently returned from El Salvador with a green card but no job. It was between this place or a ground floor with a landlord that was a contractor living overseas and who questioned why my husband had to go out of the country for 2 1/2 years. Let me also add we have a 3 year old who loves being a 3 year old (and is the subject of many a complaint to me by my hag of a downstairs neighbor, despite me trying to stifle my 3 year old from being a 3 year old), and we are expecting baby #2 in mid-July. So this little mildew stricken, weak floor having, cat piss stench smelling carpet having, old linoleum condo is not an option anymore..


What do I say to her come June, and what if she gets offended or makes me feel like crap?


(And yes, if anyone recalls, I'm the one who has the 45+ y/o downstairs neighbor who throws loud, late night ragers and has zero regard for anyone else in the building and who came and pounded on my door the day I after I called the cops on her about a year ago.. living around her stresses me the eff out. I posted about this a while ago).


Last question - considering our situation (me chap 7 bankrupt discharged 11/13, husband with 1 year work experience, us with no where near the amount needed for a 20% down payment, 2 kids come July), is it stupid to rent a townhome? Believe me, we want to own a home, but right now that's not plausible.




tl;dr: Our current landlord/agent is sensitive, hates my mother, and will probably be mean and nasty to me once our lease is up and I tell her we are no longer interested in using her as an agent -- how do I let her down gently?
