Landlord won't supply appliances unless I sign a two-year lease. What can I do? personalfinance

I am looking into this apartment that I love. The only utilities included are water and sewage. I have to pay for trash, electric and gas. That combined with the rent makes it a bit high for the area. The guy completely remodeled the place so the deposit is $2000; monthly rent is $1295 (this is in Southern Califoria).

On top of that, there is no refrigerator and stove. He said he would only supply those appliances if I sign a two year lease. If I do a one year lease he will either supply them and increase my rent to $1395 or I will have to supply them myself (I do not want to own a stove and refrigerator and I can't afford to pay for these on top of the total move-in costs.)

My application has already cleared and I am first in line for the apartment. However, I am hesitant to sign a two year lease because I really don't know what could happen or if I'll like the area. What can I do to reach a compromise with this guy? I am really set on this place but the lack of appliances is holding me back.
